And they should be further buoyed by the uptick from homebuyers who have endorsed the new Fairley Estate as a lifestyle choice through its proximity to Canberra and Yass.
Burgess Rawson is now offering a development opportunity through the sale of a sought-after 1.54-hectare commercial hub with five DA-approved buildings.
"There's already a heads of agreement with building 'A' leased to Zierholz brewery, a craft beer specialist and restaurant operator," says Burgess Rawson managing director Guy Randell.
"That's for a 15-year lease with two five-year options and 4 per cent annual rent increases."
Randell says net income would be about $370,400 a year plus GST and outgoings, with the lease term beginning from the certificate of occupancy. Buildings B to E have been DA-approved for commercial tenants and range in size from just over 200 square metres to just under 500 square metres.
"The overall site would be highly attractive to an investor-developer through the agreement with Zierholz along with solid interest from a range of other potential tenants," Randell says
"We think a good commercial balance might include a cafe, bakery, post office and the like."
